Covid-19 Update; For your safety and ours we have taken the decision to leave a 3-night gap between bookings until further government guidance.

• Check-in time is after 3 P.M. and check-out is by 10 A.M.

• NO Early Check-in or late checkout unless previously agreed.

• This is a NON-SMOKING property.

PETS are not permitted in rental units under any conditions.

By paying the Reservation Deposit you are agreeing that:

• No damage will be done to the property or its contents, beyond normal wear and tear. Please report any breakages

• All waste, rubbish and discards are to be placed in rubbish bins, and soiled dishes are placed in the dishwasher and cleaned.

• The property is to be left clean and tidy.

• All keys are to be left on the kitchen table and the cottage is to be left unlocked.

• All charges accrued during the stay are to be paid prior to departure.

• No linens are lost or damaged. We do not permit towels or linens to be taken from the property.

• Consideration is to be made to our neighbours regarding noise and behaviour.

RESERVATION DEPOSIT – An advance payment equal to 25% of the rental rate is required within five (5) days of bookings to secure the accommodation. The advance payment will be applied toward the rent.

The BALANCE OF RENT is due a fortnight before your arrival date. Payments via personal cheques or bank transfer payable to Mrs Julie McIntosh, Pittendreich House, Kinross, Tayside KY13 9HD or a PayPal invoice can be arranged.

CANCELLATIONS – A fortnight (14) day notice is required for cancellation to receive full refund of deposit and any rent paid less any fees already incurred, i.e. PayPal. Holidays booked using third party sites, ie HomeAway and Holiday Lettings are subject to their policies and fees.

Late or part Cancellation or early departure does not warrant any refund of rent.

COVID-19; If you test positive for Covid-19 or develop symptoms during your stay: you must inform us immediately. If you are well enough to travel you should return home and self-isolate in accordance with current Government guidance.

CANCELLATIONS DUE TO GOVERNMENT RESTRICTIONS; If there is another Government Travel Restriction put in place prior to your arrival, at either the location of the cottages or the location of your address, please inform us as soon as possible and your payment can be refunded.

MAXIMUM OCCUPANCY – The maximum number of guests is limited to four (4) persons each for The Croft and Garden Lodge. For Orchard View the maximum number of guests is limited to eight (8) persons. No Pets.

MINIMUM STAY – This property requires a three (3) night minimum stay. Longer minimum stays may be required during holiday periods as advertised. If a rental is taken for less than three days, the guest will be charged the three-night rate.

INCLUSIVE FEES – Rates include a one-time bedding & towel setup. Utility costs are included in the rental rate.

NO DAILY HOUSEKEEPING SERVICE – While bedding and towels are included in the unit, daily maid service is not included in the rental rate. However, this can be arranged through a local housekeeping service to be paid for by Renter at the time. Details can be provided upon request.

WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.

PARKING – There is a large gravelled parking area beside the properties. Vehicles are to be parked in this area only. Parking in the farmyard is not permitted as we do not own this. Vehicles (and contents) are parked and left at owners risk and are the sole responsibility of the vehicle owner.

ACCESS – We recommend you access the property from the A911, from the entrance opposite Loch Leven Larder, as this avoids driving directly through the farmyard. Please exercise caution arriving at or leaving the property and be aware that this is a working farm with vehicles.

WATER AND SEPTIC – These cottages are on mains water, but a private septic tank system. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH WET WIPES

OTHER – We recommend you take out travel insurance for your trip.
